Structural Warranties
At Certibuild, we understand that constructing a property is a significant investment, and protecting that investment is vital. That’s why we offer comprehensive Structural Warranties, designed to provide peace of mind for property developers, self-builders, and homeowners alike.
What is a Structural Warranty?
A Structural Warranty is a long-term insurance policy that protects against defects in the structural integrity of a building. Covering up to 10 years after project completion, it safeguards your property against issues such as:
-
Foundation failures
-
Roof defects
-
Load-bearing wall problems
-
Structural frame defects
This type of warranty is often required by lenders, making it an essential consideration for anyone developing or purchasing a new build.

Why Do You Need a Structural Warranty?
A Structural Warranty isn’t just about meeting lender requirements—it’s about ensuring the long-term durability of your property. With a Certibuild warranty, you benefit from:

-
Marketability: A warranty increases buyer confidence and property value.
-

Professional Consultants Certificate vs Structural Warranty?

Level of Protection
Professional Consultant’s Certificate: Covers only defects due to negligence in design or inspection.
Structural Warranty: Provides full coverage for major structural defects over 10-12 years.

Lower cost
A Professional Consultants Certificate is typically around 40% cheaper than the cost of a Structural Warranty - though it is important to consider the cover and lender acceptance differences vs a Structural Warranty.

Mortgage lender acceptance
All lenders require appropriate assurances that development work has been completed to requires standards.
Professional Consultant’s Certificate: Some lenders do not accept it due to limited protection.
Structural Warranty: Widely accepted by mortgage lenders, improving property resale and financing options.
